A village on the Water of Leith, ten minutes' walk from the West End.

The feel

Stockbridge has kept the character of the village it once was. Raeburn Place and St Stephen Street are lined with independent shops, delis and cafés, and the Sunday market draws people from across the city.

The Water of Leith walkway runs through the heart of the area, linking it to Dean Village one way and the Royal Botanic Garden in Inverleith the other. Our own office sits on North West Circus Place, at the top of the hill.

The homes

There is a real mix: traditional tenement flats, Georgian and early Victorian townhouses on streets such as Ann Street, and the Stockbridge Colonies — rows of nineteenth-century artisans' houses with upper and lower homes each entered from a different street.

Colony houses in particular are rarely on the market for long, so registering early matters here.

Getting about

Princes Street and the New Town are a short walk up the hill, and regular buses run into the centre. Inverleith Park and the Botanic Garden are on the doorstep for open space.

Who it suits

Buyers who want a neighbourhood with its own identity without giving up the city centre — first-time buyers in tenement flats through to families in townhouses.
